Is it possible to be too early to start looking for a place to live?

I am now looking for a place to live in from Aug 2022. Although am much ealier than when I used to start looking for housings, it feels a lot less number of reasonable options are visible. (idk. Maybe I'm just being too choosy.) Is it possible at all that I am too early? When do landlords (and subleasers) normally start posting their properties online?

Also, there's a company (the Quarters) that is literally not answering my phone calls at all. Their rooms looked really nice but I'm starting to be skeptical about them. What do you think? Do you think they are legitimate company just being busy?

It feels like finding a place to live in this area has never been easy.
